Why it matters

Older Americans have spent decades working, saving, and building equity in their homes. They should be able to benefit from that lifetime of investment without facing an outdated and excessive tax burden.

HR 9064, the Nest Egg Protection Act, would help protect what they have earned.

The bill would increase the capital-gains exclusion to $1 million for Americans age 65 and older who have owned their primary residence for at least 25 years.

For many seniors, their home is one of their most valuable assets. Whether they want to downsize, move closer to family, relocate to a more affordable community, or access the equity they have spent decades building, an excessive tax bill should not stand in their way.

The bill could also help put more longtime homes back on the market, creating new opportunities for younger American families.
